Homio is an online marketplace that connects people looking for property with agents, agencies, developers, property managers, and individual owners in Ghana. Homio is not a party to any sale, rental, or lease agreed between users — we provide the platform, not the transaction. Any deal you make with another user is between you and them.
You must give accurate information when you create an account. You're responsible for anything that happens under your account, so keep your password private. You must be at least 18 years old to create an account or list a property.
Every listing must be a real property that the lister has the right to sell, rent, or manage. No fake listings, no misleading prices, and no photos that aren't of the actual property. Homio may remove any listing, or suspend any account, that breaks this rule.
Professional listers (agents, agencies, developers, property managers) go through a verification review, which may include a Ghana Card check and business registration documents. A "Verified" badge means Homio reviewed these documents — it is not a guarantee about the outcome of any deal you make with that lister.
Some features (like featured listings) are paid. Payments are processed by Paystack. Homio does not store your card details. All fees are shown before you pay, in Ghana Cedis (GHS).
Don't use Homio to harass other users, post fraudulent listings, scrape the site, impersonate someone else, or attempt to bypass our verification process. Accounts that break these rules may be suspended without a refund of any paid fees.
Homio provides the platform "as is." We don't guarantee that a listing is accurate, that a verified lister will complete a deal fairly, or that the platform will be free of errors or downtime. Always do your own due diligence before paying anyone or signing any agreement.
Homio is not liable for losses arising from a transaction between users, from inaccurate listing information, or from a dispute between an owner, tenant, or buyer. Our liability for any claim related to your use of the platform is limited to the amount (if any) you paid Homio in the past 12 months.
Paid features (such as a featured or boosted listing) are charged in advance and take effect immediately once payment is confirmed. Because the feature activates right away, payments are non-refundable — including if you later delete the listing, your account is suspended for breaking these Terms, or a listing is removed for not being genuine. If a payment was taken in error (for example, charged twice for the same feature), contact us and we'll look into it.
We may suspend or close an account that breaks these Terms, provides false verification information, or is used fraudulently — with or without notice, depending on the severity. You can close your own account at any time by contacting us. Some data may be kept after closure where we have a legal reason to (for example, records connected to a payment).
You agree to cover Homio for any loss, claim, or cost arising from your breach of these Terms, misuse of the platform, or the property information you post — for example, if you list a property you don't have the right to sell or rent, and someone brings a claim because of it.
These Terms are governed by the laws of the Republic of Ghana. Any dispute that can't be resolved directly with us will be subject to the exclusive jurisdiction of the courts of Ghana.
If a court finds part of these Terms unenforceable, the rest of the Terms still apply — only that one part is affected.
We may update these Terms from time to time. If we make a material change, we'll update the date below. Continuing to use Homio after a change means you accept the new Terms.
